Hundreds of Twitter applications can be found on numerous sites that offer cool tools to help you manage the way you use Twitter. If you use Twitter for marketing your small business, I sorted thru tons of apps to bring you the most helpful. Feel free to suggest other Twitter apps, for business owners, below in the comments.

Twitter Toolbar - Downloading this free toolbar gives you instant access to Twitter. You can use the toolbar to access online Twitter tools, check your Twitter stats, post your updates and more. Versions are available for both Firefox and Internet Explorer.

Twitoria - This simple application lets you quickly find out which of your followers has not been actively tweeting. Easily sort through your network of followers and purge the inactive users.

Monitter - Get a live streaming view at what Twitter users in your location are saying about you or your small business. Simply insert keywords you would like to search for and the surrounding area you would liked monitored.

HelloTxt - Update your status to several social networking sites in one simple step. You can choose from over 35 social sites to post to including Twitter.

TwitterFox - This Firefox extension is one of my personal favorites. You can post Twitter updates without visiting the Twitter site each time. A small icon is added to the bottom of your Firefox status bar. The icon opens to reveal your friend's most current updates. You can add your updates from that dialog box, even for multiple Twitter accounts.

Future Tweets - Do you have something to promote on Twitter tomorrow but are afraid of forgetting to do it? With FutureTweets, you can schedule your tweet ahead of time for a specific date and time. Even schedule reoccuring tweets to post daily, monthly, even yearly.

TwitPic - Share your favorite pictures on Twitter. This would be a good way to introduce your new product to your network of followers.

twtQpon - Create exclusive coupons for your business services or products and share them with your Twitter followers.

Tweetburner - This site is designed to help you track your tweets. With Tweetburner you can shorten URLs and track the clicks your tweets accumulate.

Tweetbeep - Just like Google Alerts, Tweetbeep tracks Twitter conversations that mention you, your business or your products and services. Alerts are sent to you via email.

Twitter Counter - Proudly display the number of Twitter followers on your business blog or website. Add the badge to your site and invite customers to follow you on Twitter.

that are awesome and affordable.

Think out of the box for a second...have you done a video tour of your
community or neighborhood yet? How about a Video Tour of past clients
homes and then showing them and the family....a new way to present a
testimonial....?

If you work out of a Connect Realty store front (I thought we were virtual?),

will be included in each FloorPlanOnline Tour. It works basically
the same way you embed a YouTube video into a website or blog.
So as long as your website supports embeddable objects, you just
copy and paste and postion your text around it. This blog post
shows you how it would look on your blog, for example.

As part of the embeddable object tool, they even allow you to
change the colors of the buttons and text on the buttons, as
well as show or hide the button to the Full Tour. This is great
where you want a teaser of the floorplan or video, but want the
user to see the full tour, complete with your branding and contact
info.

To convert to PDF, you just have to print the document to doPDF, the free pdf converter. Open a document (with Microsoft Word, WordPad, NotePad or any other software), choose Print and select doPDF.

HouseAds works like this: an agent places a maximum bid (say $1.00 per click for a specific Zip code or City with the next highest bid 75 cents. HouseAds gives the higher priced ad priority but even better, the system automatically charges just a penny more than the second-highest bidder. HouseAds has been built so that agents can literally create an advertisement, have it posted online, and start driving customers, in just minutes.

Cool FREE Stuff for Connect Agents

I am a bird dog when it comes to finding tools I need for free..or inexpensive...(cheap!)
Here are a few of my favorites:

Vistaprint their postcards, brochures, note cards are great!

Lowes Realtor Benefits. A great way to stay in front of your clients, save them some money...and it's free.

Graphical Data. They have the MLS IDX for NWMLS and offer Connect Agents a great personal website...ton's of bells and whistles! Market Snap Shot will be coming out soon. (And it is free with your site! I paid $80 a month for it when I had my Top Producer website!) When calling there ask for Steve...he is savvy to our needs at Connect. It is only $50 per month...and $20 per month for any additional sites you want!

Chat Volusion. Add live chat services to your websites! It too is free...and you look like a savvy agent with it on your website!

Okay, that's it for now...go check them all out!

Oh wait...one more. Freedback. You can create your own specific surveys, forms..whatever to drop into your websites! I love this one!

The Flip Phone for Home Video Tours

Costco usually has them for $119-$129 --- do a google search on flip video and see what the best price is....I remember seeing them at Walmart also for a price much less than retail.
